Hello, my name is Jules Haas. I am a New York attorney with over 30 years experience. My office is located in Manhattan. I have been representing clients throughout the New York Metropolitan area, which includes Manhattan, Queens, Brooklyn, The Bronx, Staten Island, Long Island–which is Nassau and Suffolk counties–as well as West Chester County and Rockland County.

Estate Planning & Probate

My practice encompasses a number of areas. These areas include trust and estates, which involves estate planning, probate, and administration proceedings, and various surrogate’s court matters, and estate settlement. I also represent clients in connection with guardianship matters where a person becomes incapacitated. And I do a lot of representation with respect to real estate, which involves closings for condominiums, cooperative apartments, single and multi-family residences, as well as estate litigation.

Estate planning involves the creation of a will, health care proxy, living will, Power of Attorney, and a living trust. It is important for a person to consider the aspects of these various documents in connection with having their assets pass effectively to their beneficiaries and reflect the intent that they wish to have regarding the disposition of their assets.

Real Estate

Another area that I practice extensively in concerns real estate. Many of my clients buy and sell real estate interests. These interests include cooperative apartments, condominiums, and single and multi-family residences. In considering a real estate transaction, a person must first understand the type of property that they’re purchasing.

Other things that need to be considered are mortgage contingencies, getting a mortgage, how the property’s going to be owned– whether it’s going to be owned in a person’s name alone, or possibly through some corporation. And also what needs to be done with buying the property as far as financing and clearing title.

Guardianship Proceedings

Another area is guardianship proceedings. These are proceedings that are brought under article 81 of the mental hygiene law. These cases involve issues where a person may become incapacitated due to an illness, old age such as dementia, or some other accident that might have affected their ability to handle their affairs.
